Breaking Sales Records in Pelican Waters
Property styling can be an effective way to help owners add value to their homes and sell their properties faster. When executed correctly, property styling allows potential buyers to visualise themselves living in the home, helping to create an emotional connection and driving them to take the next step to make the home theirs.
At Blink Living, our talented team of property stylists work tirelessly to turn homes into visually stunning residences that appeal to even the most exclusive of buyers. In fact, one of our most recent property styling projects broke the local sales record by almost $1M.
Come with us as we step you through the Blink Living styling process to understand how we helped the prestigious Reed & Co. Homes team achieve a record-breaking sale at their property on Warrego Drive in Pelican Waters.
Quote and initial consult
Blink Living was approached by Reed & Co. Homes to provide a quote for the complete styling of a brand-new luxury residence in Pelican Waters. Situated on a corner block, the home incorporated striking architectural features and high-end finishes throughout. With this in mind, it was essential that the styling matched the calibre of the property and appealed to high-end clientele.
The full property styling covered a number of key spaces, including the entryway, media room, four bedrooms (including the master), living room, dining room and outdoor area.
The vision: Targeting the 2 million market
The property was a spectacular new build by the renowned Reed and Co. Homes. With a goal of reaching the $2+ million dollar market, Blink Living’s styling choices were influenced by this target demographic.
The developers sought to push beyond the local median price, which stands at $1.33 million for a four-bedroom home in Pelican Waters. By using high-end, modern furniture and on-trend accessories, the Blink team ensured the property would stand out from comparable homes on the market and appeal to luxury buyers.
Installation
Once the quote was accepted by the Reed & Co. Homes team, the installation was completed shortly after and the property was soon listed for sale. The stylist in charge, Nick Counsell, carefully selected a range of premium statement pieces from renowned designer brands, particularly GlobeWest, to complement the home’s modern coastal design.
Feature items from the GlobeWest range included the media room sofa, dining table, living room rug and outdoor area furniture. Not only did these pieces match the grandeur of the home, but they helped to create a sophisticated yet inviting space.
Blink Living’s styling team carefully reserved and stickered the selected furniture and accessories at our warehouse before loading the items onto the truck for delivery to the property.
A collaborative installation process
Nick Counsell and a crew of three handled the installation, which took about 3-4 hours to complete. The team, including a design assistant, managed the meticulous placement of furniture and accessories, hanging artwork, cleaning surfaces and removing waste.
For this property, it was imperative that the team highlight the open-plan living area. With floor-to-ceiling windows and seamless indoor-outdoor flow, the aim was to refine the living room and emphasise the generous scale of the space.
The media room also demanded particular focus. As the first room visible from the entry, it needed to make a lasting impression. With its spacious layout, the team carefully styled the room to reveal its full potential, using a cosy four-seater sofa, an occasional chair and a mix of accessories for added warmth. An entertainment unit, coffee table, floor lamp and rug were thoughtfully placed to anchor the room and elevate its inviting feel.
A combination of Blink Living’s organised approach and an efficient team ensured a smooth installation process that brought the vision to life within the day.
Achieving a modern coastal aesthetic
The property styling embraced a modern coastal theme, keeping with its premium finishes and luxury market appeal. Counsell’s design featured bold statement pieces that created a minimalist yet impactful atmosphere.
Nick’s styling choices embraced neutral tones and injected colour through artwork and cushions. This helped to bring warmth and modern sophistication to the space, while textural elements were carefully used on beds to maintain balance.
A successful sale: Setting a new sales record
The house sold for an impressive $2.4 million—nearly $1M above the median price for the area and far surpassing the developer’s expectations. This phenomenal result is a true testament to the power of property styling and the exceptional talent of Blink Living’s designers.
By thoughtfully styling the home with carefully curated pieces that appealed to luxury buyers, the Blink Living team was able to generate significant demand for the property, which led to an incredible sales result.
Immediately after the sale, Blink Living’s team promptly retrieved all furniture and accessories, ensuring the pieces were returned to their warehouse to be used for future projects.
